Minutes from the Meeting:
Pool and Pool House
- Normal Operation right now. Considering buying four more chairs for the pool deck, as two of them have broken recently. Each chair of this type is around $100/piece.
- We are looking into replacing the pool cover for the off-season. We have searched our records but could not find the name of the manufacturer for the last pool cover we owned. Junior Olympic sized covers are not as common as they once were. There is a company that can install a new cover for the fall and pack it up properly for us in the spring for roughly $9-13K that we may pursue.
- We had heavy rain on 7/12 that overtopped the dam and raised the level of spring creek by at least 6ft downstream coming within 1 ft from flooding the pool. Thankfully the flood waters came down, and no damage was incurred.
Lake
- The spillway under the road has at least one large tree and some debris from the recent floodwater that needs to be cleared out. Expect some algae to form from the influx of water in the lake. TurnPro will continue to come out and monitor.
- A landscaping company has been selected to move the dredge pile on the southeast bank of the lake. They will be grading the pile along the bank to an even slope.
Greenbelt
- There is some debris underneath the bridge over spring creek downstream of the pool from the recent storm water. (This has already been cleared before the date of this publishing). Any other areas in need of clean up should be brought to the boards attention.
- We have received a map of the greenbelt spaces that are covered under the current mowing contract. There are two areas by Chatham Court and Connaught Court that have reportedly been skipped recently. These areas have been reported to Focal Pointe, who has promised to come out again and get caught up on the missed areas. We also plan to expand the mowing contract to include the area around the tennis courts to prepare for the future reconstruction, set to start next year.
- There are still 2 lights out on the sidewalk behind Lansbrook Court. These were reported a few months back to OG&E. The board will follow up to make sure these two lights are not forgotten about.
Financials
- We are half way through the year, and have used 41% of our annual budget. The Grounds & Pool are on track, Social & Utilities are well under budget, but we will use up more of our social budget throughout the fall.
Legal
- We were able to successfully report the Airbnb to our legal team and provide the listings across 2 websites. We previously had an injunction against the homeowner, so we have now filed an application for contempt of court. This should be effective in stopping the short-term rental but may take a short time to get into place.
- We continue collection efforts, which have been very effective in catching up on past dues.
Events and Social Activities
- The Social Committee has been handling nearly all the social events since being formed. The board will continue to partner with and support them in their efforts.
- The Adults Swim Party will be held on July 26th starting at 7:30 pm
- Reminder that there is no food or drink allowed in the pool
- And no alcohol, glass bottles, beverages in carboard containers are allowed
- We have set aside a $150 for ice cream for the back-to-school bash on August10th
- We will have free ice cream for the first 40 residents who attend. We will also have a bouncy house and will invite Scoops Food Truck
- Lansbrook will be participating in Neighbors Night Out (An OKC wide event) on September 9th with Kids Crafts, Music, and Food
- The Annual Neighborhood Meeting is planned for Saturday, September 20th in Kensington Park. Elections for new officers will be held on that day. No board meeting on the 16th .
- A Fall Clean up has been proposed for on October 25th
