Lansbrook HOA Board Meeting – August 2025

Minutes from the Meeting:

Pool and Pool House

  • With lifeguard returning to school, the hours are 1-7 Friday, Saturday, and Sunday.
  • The closing date for the pool will be 11/2/2025, Labor Day will be final day of season.
  • There was a discussion of the possibility of a doggie dive in the day after pool closing with lifeguards. This was decided against by the board to help maintain the sanitation of the pool for when it reopens next year.
  • A new pool cover needs to be purchased. The best price we have found was for $10,168.40 +$175-350 in shipping from PoolFenceOklahoma.com. This covers the initial installation and comes with a 15-year warranty.

Lake

  • We are actively working with the city to get a work permit approved for grading the dredge pile on the southeast bank of the lake. The plan is to remove the pile and grade the soil on the slope and place rocks along the bank of the lake. A landscaping company has been selected for the work, and we are hoping we can get the work started in September.

Greenbelt

  • Focal Pointe has addressed the previously missed areas. They are currently using our fall clean up hours to address areas around the walking trails.
  • Numerous skunks sightings have been reported between the two foot bridges along the creek. Kori Weisser is currently working on getting quotes right now for removing them this fall. We are only considering companies who are licensed with the state for skunk removal and who can safely relocate them.
  • A proposal has been made to fill in the hole that has been eroded along the path between Spring Creek and Lans Brook just behind the pool house where the path is at its highest, and the land between the two creeks is at its narrowest. Patrick Dolce has come up with a plan to build a retaining wall and stabilize the slope, and has donated materials toward the project.

Financials

  • We are currently at 6% under budget for the year. Only 62% of our pool budget through the end of July, but the August financials will be more telling.
  • We are not over budget in any category except for Lake Maintenance (this was due to the fountain repair).

Legal

  • We continue collections efforts, which have been very effective in catching up on past dues.

Events and Social Activities

  • The board needs to reach out to Santa Fe Carriage to get our reservation sorted out for the upcoming sleigh ride in December.
  • The Social Committee has been handling nearly all social events since being formed. The board will continue to partner with and support them in their efforts. Neighbors are encouraged to reach out to the social committee for information on all upcoming events and monitor social media posts. Lansbrook will be participating in Neighbors Night Out (An OKC wide event) on September 9th with Kids Crafts, Music, and Food.
  • The Annual Neighborhood Meeting is planned for Saturday, September 20th in Kensington Park. Elections for new officers will be held on that day.
  • A Fall Clean up has been proposed for October 25th
  • We are planning our annual Christmas in the park on either December 6th or 13th. Stacia will contact Santa Fe Carriage to schedule our carriage rides.
  • Annual Meeting will be held on Saturday, September 20th in Kensington Park @ 1:00 PM (OSU plays Friday the 19th, OU is scheduled for a 3:30 game.) Notices were sent out by Patrick and his wife who folded them all and got them in the mail. If any notices were not received, contact the board to receive a new letter.
