Last Year’s Accomplishments & News

Pool: This has been one of the best pool seasons in recent memory. We did not have any mechanical breakdowns, and were fully staffed. The pool opened over Memoria Day weekend, and closed after Labor Day weekend. Projects completed this year at the pool include: the exterior of the pool house was painted, minor landscaping was accomplished, tiles were repaired / replaced, pool deck lights were fixed, new security cameras were installed and some new furniture was purchased along with a grill that residents can use. A BIG “Thank You!” to the many people who volunteered their time to open, maintain & close the pool each year!

Lake

Fountain repair completed in May. New lights, power cord and motor were installed which will be under warrantee for 5 years.

We use TurnPro Aquatics for lake maintenance. They monitor monthly and help treat algae as well as provide service for the fountain.

The dam spillway was cleared off several times of large trees and debris. Maintenance is important to help avoid damage or flooding.

Greenbelt

The contract with Focal Pointe lasts through the end of the year. We will get quotes for renewal for next year and consider competitive bidding if needed. Mowing takes place every other week or weekly (as weather dictates). If areas are missed, let the board know so we can reach out and contact them. Each time this has occurred this year, they have been quick to respond and fix it. Focal Pointe has hours each spring and fall that go towards cleanup & maintenance. 

Social Committee

A group of neighbors formed a social committee this year. The board is separate from the social committee, but will partner with and support them where needed. The board is keeping the Easter Egg hunt and the Sleigh ride for now. Many thanks for the successful events brought to the neighborhood by the social committee! We’re looking forward to many more to come.

Capital Improvements

Financials: We are 3.4% (about $9,000) under budget for the year. Our annual budget for 2025 is $267,500. As of the end of August, we have $57,500 outstanding by homeowners for past dues. This is better than some years. The board will continue collections efforts that align with what we have done in the past.

The budget for the 2026 calendar year will be presented for a vote at the November board meeting. If not finalized in November, edits will be made and the budget will be finalized with the December meeting.

Planned Projects

Multi-Purpose Court Project: A quote was obtained in the spring and was slightly more that what we wanted to spend at the time. However, we are fully funded for this project and intend to discuss the possibility of a Spring 2026 project. The multi-purpose court would be tennis, pickleball and basketball. Phase 1 would likely be the court & fencing. Phase 2 would be lighting, if we are unable to complete it at the same time.

Lake: Grading project to be started Monday, 9/22. Permits are all in hand. The project will grade and level the silt piles left from several years ago.

I would like to explore some ways in the future to remove trees & debris from the lake.

Pool:New pool cover will be installed sometime in the next few weeks. After that the pool will be winterized. The previous cover was degraded beyond use for another season. The new cover has a 15 year warranty, so it should last us a long time. The old lounge chairs were thrown out at the end of the pool season, so new ones will be purchased for next year.

Social: The next event is the Sleigh Ride. This will take place on Saturday, December 6th from 6-8 PM. We will have the fire pits open, a photographer with a Santa, hot chocolate and Christmas cookies. The sleigh ride is free, and will be on a first come first serve basis. It is a popular event, but there is usually time for everyone to ride that wants to.

Election

There are 4 open board positions. Each position is a 2 year term.

Currently we have 1 board member, Stacia Morrison, running for reelection. We had only one resident step forward to run for a position, Estefania Gruenstein. With no opposition, and not enough residents to fill every vacant position, no formal election was held. Stacia Morrison retains her position on the board, and Estefania Gruenstein was added. The board will vote in October to assign positions for Vice President, Treasurer, and Secretary. If any resident would still like to serve on the board, the board can appoint any resident to a vacant position until the next Annual Meeting occurs.
