Lansbrook HOA Board Meeting – November 2025

  • 1 other resident from the HOA attended online.    

Minutes from the Meeting:

New Board Member

  • David Crilly expressed an interest in joining the board to fill the last open position until the next annual meeting. The board then voted unanimously to accept David as a voting member.

Pool:

  • The pool had needed periodic filling to maintain the water level under the cover. Aaron believes this is due to a small leak in one of the pipes.
  • Aaron is hoping to get together a bucket brigade to help remove all the mud and dirt from the basement of the pool house. (As of Nov. 30th, eight wheelbarrows worth of dirt have been removed thus far)

Lake:

  • We will keep the fountain turned off for November-March and get it up and running again when the weather warms up in April. Periodically turning it on for a few minutes every now and then to make sure the pumps are still functioning normally.
  • We have noticed beaver activity around the green turtle by the lake, felling one tree already. Aaron and Patrick wrapped rabbit wire around several of the trees near the water’s edge to protect them from further beaver damage. And Byran has secured a contractor for trapping the beaver.

Greenbelt:

  • Patrick fixed a broken slat on one of the picnic table bench seats in upper park, but unfortunately someone flipped over more tables after the repair was made and damaged two of them, one severely. We are working to get this fixed when time allows.
  • A plan is in motion to build a retaining wall and fill in the erosion hole along the path between the brook and creek behind the pool house. Patrick has offered some recycled lumber for the project and plans to use dirt from the pool house basement for the backfill. Volunteers are welcome to help complete this project. Message Patrick on the Facebook page or email the board if you are interested.

Financials:

  • It’s time to start the budgeting process for 2026. Bryan was unable to put together a completed budget for this meeting but will have the budget ready to present at the December meeting where we will give it a final vote.
  • Bryan will need to have all vendor quotes before the November meeting in order to finalize the draft of the budget accurately. This includes Focal Pointe, a competitor for landscaping, the tennis court project & alternate quote etc.
  • Items to consider: sidewalk project, tree trimming & removal, street lights, skunk removal, additional quote for tennis court project.

Legal:

  • Legal action is being pursued against a homeowner in the neighborhood after repeatedly listing their property as an Airbnb in violation of our covenants. A court case has been scheduled for February.
  • The owner of the house now appears to be voluntarily placing the property up for sale, which if done will conclude further involvement from the board.

Social:

  • The next events that the HOA will oversee will be the Turkey Trot the week of Thanksgiving, and Christmas in the Park with free carriage ride the first Saturday of December.

Security:

  • During our feasibility study for putting up a security fence along our property line between the Stonebrook Apartments and Lansbrook, it was discovered through the Oklahoma County Assessor’s office that our HOA actually owns all of the forested land along the creek behind the pool and tennis courts up to Britton Rd between both halves of the apartment complex. This includes the land which is currently maintained by the apartments and the pedestrian bridge that connects the two halves of their complex.
  • The Lansbrook HOA board held a discussion on this matter and agreed that it is in the best interest of the HOA to formally sell the land Stonebrook has been maintaining north of the pool and tennis courts along the creek to the Apartments. This will save us on property taxes, liability for incidents and property damage on this land, will establish a more practical boundary between our two entities, and potentially provide for us the money for the proposed fence.
  • Patrick reached out to the manager for the Northstar Properties who owns the Stonebrook apartments, and they for now, have expressed interest in the land acquisition.
  • The board will look into what legal requirements we must meet with our covenants and by-laws in order to proceed with any possible land sale agreements.
