Lansbrook HOA Board Meeting – December 2025

Held Virtually via Zoom at 6:30 PM                 12/16/25

Financials:

The board convened to vote on the 2026 annual budget. All board members received a copy of the proposed budget a few weeks ago with time to review. To recap: an increase has been proposed of $2.00 / quarter for sections 1-4 and $4.09 per quarter for sections 5 & 6. The maximum we can increase per the CPI in July is 2.7%. The proposed increase gives us $3,870 in new revenue, which helps us keep up with expenses.

The HOA is on track to finish the current budget year ahead of budget by around 5%.

No changes were proposed to the budget as laid out.

Votes for approval: unanimously approved

Pool:

No new news. Dirt is still being dug from the basement with the goal of getting it up the hill to fill in the hole along the walking path. We’d like to get the entire basement cleaned out eventually, which will make it easier to get into for maintenance & upkeep.  

Lake:

No new news. The fountain pump will remain off over the winter.

Greenbelt:

The project to fill in the hole at the top of the hill above the pool continues. We got the Christmas lights up before the sleigh rides. We had an issue with some outlets at the MacArthur North entrance, but were able to get an electrician out to fix them.

The tennis court project is on track for next spring. We have a quote from Merritt Tennis Court & Track System, but we are also pursuing quotes from Performance Surfaces, Focal Pointe, and others. The Board plans to take a look in January/February to assess our options and select a contractor.

Contractor selection for mowing contract: We have two quotes for the mowing contract, the first from Focal Pointe  who is currently under contract, and Thomason Lawncare. Brian Johnston favored staying with Focal Pointe given our relationship with them and that they have done a good job over the years.

Vote on moving forward with Focal Pointe: Brian, David, Kori, Stacia vote yes. Majority vote passes.

Legal:

The AirBnB house is now under contract. The owner has offered settlement terms which we are pursuing. The goal is to come to a conclusion and get the case closed and move on.

Social:

The Sleigh Ride seemed to be a success. We had a pretty good turnout & most people seemed to have a good time. Individuals did notice that the sleigh ride seemed to take a little longer this year than in previous years.  Some families eventually decided to leave before they got to ride due to the long wait time. The Board agreed we should consider a shorter route next year, or talking with Santa Fe Carriage ahead of time.
