Minutes from the Meeting:
Pool:
The water needs to be turned on to fill it up to the appropriate level. We may need to wait until we have a stretch of a few warmer days.
Aaron mentioned that he has a float valve hooked up to the garden hose that will keep it at a good level. It’s been off due to the cold weather. Patrick mentioned that we should fill the pool up with the pending snow over the weekend because the additional weight could cause issues with the new pool cover if the water level is too low. It was agreed that Aaron will turn the water on tomorrow and let the pool fill back up over the next day or two.
Lake:
Brian needs to follow up with the trapping company to find out if they have caught any beavers. Brian will plan to call or email tomorrow to check in. There was at least one tree that we have been emailed about that was progressively getting worse from getting chewed on and it doesn’t seem like any progress is being made to remove the beavers.
Greenbelt:
- Some tree trimming was done around the tennis court area last weekend. We also started clearing some brush and mowing in between the court and the storage facility. I’d like to get the rest of the brush cleared back all the way to the corner, then maintain that area. This will also make it easier to install a fence from the corner down to the creek in the future.
- Brian mentioned that a chipper/shredder that fits the DR mower has been discussed in the past few years. The mower was purchased specifically because it can take that attachment. Aaron asked for a vote to approve purchase of the chipper. All present voted in favor. Brian will make the purchase and have it available to use at the next opportunity for good weather.
- David asked about the condition of the HOA owned chainsaws. We currently have one in working condition: a Stihl brand that was purchased a year or two ago. The Ryobi chainsaws purchased with the last ice storm have only lasted a season or two then fell into disrepair. They cost more to fix than to replace.
- The tennis court project will likely be started in April sometime when temperatures are consistently above freezing. There is still some work to be done to select a contractor for this project and finalize approved expenses.
- We are waiting to hear back from Stonebrook before having the next conversation about the sale of that strip of land to them. Their questions are mainly about tax liability at this point.
- The person occupying the camp overlooking the creek was discussed. No one has been able to have a conversation with them since they are never present. It was decided that Brian would draft a letter letting them know that the camp is scheduled for removal within a set number of days, and that they can remove all their belongings before then. Brian will pass this along to the board members for approval, then run it by Matt Winton. The plan is to put this on the mattress in the camp, then remove all items remaining into the dumpster before it’s hauled away.
- We need to contact a company about removing skunks this spring. They are likely to start coming out of their dens in March. Kori mentioned not being able to get a quote from companies despite reaching out, other than one quote that was very expensive. Brian will try to secure a quote or two in the next few weeks, so we’re not behind when it comes time to start trapping and removing them.
- The lanterns on the MacArthur Blvd main entrance are out again, after calling out an electrician in the beginning of December. Patrick will call the same electrician out one more time to see if he can fix it before selecting another electrician. There is likely a blown GFI circuit that keeps tripping every time it gets wet. The city streetlight is also out in that location. We will call OG&E to see if it can be fixed in the near future.
Financials:
Nothing new in this area. The cost for HOA services went up slightly.
Legal:
There was a motion for continuance on the Air BnB case. The trial will be moved back from February. We’re waiting for the new trial date so we can make plans. No updates on the settlement offer.
Social:
- The next social event planned by the HOA is the Easter Egg hunt. We can make plans at the February meeting and finalize them in the March meeting.
- Kori mentioned that she is in group chats on both the HOA board and the social committee. They have not been meeting regularly, but have an upcoming meeting scheduled for February. The upcoming items that the social committee has planned are in the most recent version of the Rag.
