Lansbrook HOA Board Meeting – June 2026

Minutes from the Meeting:

Pool:

Opened on time and running smoothly and we are fully staffed. Hours are the same as last year.

In the past, Pool lists are the same as we have done in the past: we let everyone swim for the first week, but reminded those residents that were late on their dues that they would be cut off as of June 1st. We separated out the pool list into 3 colors: White if the address is clear to swim, yellow if they were behind up to 1 month with a reminder that we need to receive dues before the next month in order to let them keep swimming and red if they were not cleared to swim.

We get updated pool lists once per week. Brian has been making the list and getting it to the pool manager weekly.

Beth mentioned that there are a few tiles missing. Aaron will contact Abraham Farris to fix them.

Aaron asked to check the budget for the year – we have spent 15.5% of the budget so far. Aaron asked to consider

Lake:

No new concerns. The spillway has been accumulating a few small trees that will need to be cleared out.

Greenbelt:

The mower was repaired, but needs some oil before it can be used further. Brian mowed a strip around the edge of the pool and make a little more progress by the tennis courts.

Focal pointe was mowing their area between the court and the storage building fence, but it was missed recently. Brian will call to remind them and have it mowed again.

Beth reported that the lights are not working at the gazebo. We need to have an electrician take a look.

Estephania volunteered to spend time on any projects that are available. Stacia and Beth welcomed her to be more active in the social committee. Brian asked for some assistance in planning and executing the grand opening of the multi-purpose court on June 27th.

Financials:

The bank account balance will be roughly $110,936 once the multi-purpose court is fully paid. This leaves us some room for security & lighting.

Update on the multi-purpose court project: Striping was started yesterday and should be completed by the end of the week. We can officially open it at that point. We need some options for fencing, lighting & cameras to help keep it secure. Brian would like to plan a grand opening for this project around the fourth of July, or the weekend before.

Security:

Roger Frost is retiring at the end of June. Jeremy Barnhill has agreed to take Roger’s place patrolling the neighborhood in his patrol vehicle on days where he’s off duty.

Social:

The board does not have any upcoming events. The Social Committee is proposing a welcome packet for new residents that would require some capital from the board. I would propose a $500 budget for these items, and we’ll see if that’s adequate for the remainder of the year.

HOA Services Quote:

A new company has been proposed for our HOA administrative services – Associa Online. It comes with a better website for payment options. Our current expense is $1,186 per month and the new quote is $1,150 per month.

Stacia has a few more details on recent frustrations and the new quote.

Brian would propose making a change but honoring the current agreement which goes until the end of 2026. This would get us through the pool season and wrap up the tax year with 1 company which would be a cleaner and easier break.

This decision was tabled until the July board meeting. Brian will call Associa to ask questions and get further details, then send out an email to all board members before the meeting so everyone can come prepared.

Other business:

Beth proposed a $50 gift card from Ace or Home Depot for the Yard of the Month winners, the Halloween Decoration winner and Christmas Lights winner. The board put this to a vote and it passed unanimously.
