Pool:
Opening Saturday, 5/23. Everything should be set & ready to go. Hours will be the same as last year.
In the past, we let everyone swim for the first week, but reminded those residents that were late on their dues that they would be cut off as of June 1st. We separated out the pool list into 3 colors: White if the address is clear to swim, yellow if they were behind up to 1 month with a reminder that we need to receive dues before the next month in order to let them keep swimming and red if they were not cleared to swim.
We get updated pool lists once per week. Brian has been making the list and getting it to the pool manager weekly.
Lake:
No new concerns. The spillway has been accumulating a few small trees that will need to be cleared out.
Greenbelt:
A part on the mower broke while Brian was using it. He’s got a new one ordered and it should be an easy fix. He would like to keep an area around the pool mowed as well as finish up behind the tennis courts. Focal pointe has been mowing their area between the court and the storage building fence, and it looks good. The board is still in favor of adding a port-a-potty to the upper park, but has no estimates at this time.
Financials:
The bank account balance will be at $110,936 once the multi-purpose court is fully paid. This leaves us some room for security & lighting
Updates on the multi-purpose court project: Once the concrete is adequately cured, they will come back and paint the surface and all the lines after 5/21 once weather permits. After the painting is complete, we can officially open the court to the neighborhood. We need some options on locks on the gates, lighting & cameras to help keep it secured. Jerremy Todd has stepped forward from the neighborhood to help us figure out a system that would best suit our neighborhoods needs.
Social:
The board does not have any upcoming events. The Social Committee is proposing a welcome packet for new residents that would require some capital from the board. I would propose a $500 budget for these items, and we’ll see if that’s adequate for the remainder of the year.
HOA Services Quote:
A new company has been proposed for our HOA administrative services. It comes with a better website for payment options. Our current expense is $1,186 per month and the new quote is $1,150 per month.
Stacia has a few more details on recent frustrations and the new quote.
Brian would propose making a change, but honoring the current agreement which goes until the end of 2026. This would get us through the pool season, and wrap up the tax year with 1 company which would be a cleaner and easier break.
Future projects:
Proposals have been made for the following renovations / HOA improvements:
• Brentford Park playground update
• HOA wide sidewalk replacement in areas of significant deterioration
• Replacing the railroad tie retaining wall along the brook where the greenbelt meets Lansbrook Lane.
These projects combined would cost the HOA more than what we currently have remaining in our annual budget and bank account. Patrick would like to formulate a project plan for tackling these projects one by one in the coming year(s) for this, or future boards to implement.
