Lansbrook HOA Board Meeting – April 2026

Pool:

Updates from Aaron – things look good, cover was taken off last weekend. Big Event came out and finished clearing out the mud from the basement & unloaded the men’s room. Pool is cloudy & blue. The shock was added & is doing its job. There are a few small leaks that will need to be addressed. Harley wants to paint the inside of the bathrooms.

  • Opening date: Saturday, May 23rd
  • We will be using the same Lifeguards and Pool manager as last year.
  • We have verbal commitments from 6 previous lifeguards and 2 new ones from our neighborhood.
  • Judge will be the pool manager once again.  

Lake:

The fountain seems to be running normally. We are receiving regular updates from TurnPro as they come out and treat for unwanted plant & algae growth.

Greenbelt:

  • Redbeard Wildlife completed their skunk trapping. Several skunks were removed but more remain. The traps did not seem to be as effective as we would have liked (same with the beaver traps). We should consider going with a different company next time.   
  • The Big Event was held on 4/11, and focused on three tasks. Removing the last bit of mud from the pool house basement, painting over the graffiti on the white wall across the brook downstream of the pool, and picking up trash along the brook north of Lansbrook lane up to Saintsbury Ct. We had 9 students volunteers this year, who completed every task to completion under Patrick and Aaron’s supervision.
  • No need for an additional Spring Cleanup at this time.
  • A proposal was made to add a port-a-potty to the upper park, along with a full height wooden screening fence for privacy, and wind protection, while preserving this visual aesthetics of the park. The location for the potty was suggested behind playground in the old square shaped foundation where a cabin once stood. This would provide easy access for servicing vehicles, as well as within close proximity to the play area and tennis court throughout the year. The monthly cost is estimated to be between $90-$200, depending on size and quality of unit we select, well within our budget. Estimates will be collected prior to the next meeting.

Tennis court project:

  • Construction commenced on Monday 4/20, with the digging of a 1 ft wide perimeter for the new 10’ tall fence curb footing, and holes for the new tennis net posts were cut.
  • Tuesday, 2 inches of base sand was placed on top of the existing slab, with polymer fabric, formwork, rebar and post tension steel tendons laid down afterwards. 
  • Wednesday the concrete will be poured for both the main slab and the new sidewalk. A total of 128 cubic yards of concrete will be required (approximately 25 ready mix truckloads and spread using a concrete boom pump truck).
  • Thursday the forms will be removed and 45% of the total 33,000 lbs of tension will be applied to the post tension cables.
  • Friday the 10’ tall chain link fence goes up.
  • After a week of hardening the remaining tension will be applied to the steel tendons, the excess cable will be cut, and the holes grouted.
  • Holes just beyond the slab will then be bored for the basketball hoop posts. After the backboards are installed along with any remaining portion of fence, we will set up the tennis posts and net.
  • Then after a month of hardening, we can paint the game lines on the court, and phase I of the project will be completed.
  • Phase II will be adding lighting, security cameras, and possibly a digital locking system on the gates.

Financials:

See the documents that were sent to the board for reference. Bank account is at $155,822 as of 3/31. Total dues owed $153,441 as of 4/8 (the 2nd quarter dues just went out). The 50% down payment was issued for ACS Playground Adventures & we have approximately $70k more to pay once it’s completed.

We have a new insurance agreement to sign. It’s the same price with no changes this year.

Legal:

Two new property liens were signed in March. Homes that reach 12 months outstanding face collections & Winton Law steps in.

Social:

  • The annual Easter Egg hunt was held on March 28th with a very good turnout. The weather been sunny, warm, and windless was in large part to thank for this.
  • April Movie night in the park took place on 4/11 with a decent attendance. Rain was in the forecast but ended up not falling. Peter Rabbit was played after roasting smores around the firepit.
  • We will be moving back to in-person meetings for the meetings May-September & use the pool area for the shade & wi-fi. We will still offer an online option & will move to solely online in case of bad weather.

HOA services:

We have signed a contract with them through 2026. The next opportunity to change companies would be January 2027.
