Lansbrook HOA Board Meeting – February 2026

Minutes from the Meeting:

Pool:

Brian did some work in the pool shed to organize. We need 1 more shelf to organize the pool chemicals. Once this has been purchased, we can finish that part. Some of the other shelves need to be organized still. The filing cabinets are under the covered deck along with any other paperwork. Rather than just discarding them, we will try to scan the documents into our Google Drive. There are board meeting minutes going back to at least the ‘80s along with financials and other historical documents.

Aaron has been keeping the pool filled throughout the winter. One of the shower head regulators in the men’s changing room has cracked from frozen water. Aaron would like to add a plumbing access panel to be able to shut the water off to help with these kinds of repairs in the future. We need to start thinking about a pool manager for the 2026 season and then reaching out to the lifeguards we had last summer and see who is returning.

We may start a project to repaint the interiors this year. To be determined after future meetings.

Lake:

The beaver problems should be resolved soon. Traps are out and will be set for 90 days. Brian will stay in touch with RedBeard Wildlife for updates.

The fountain will remain off until March (possibly April depending on weather)

TurnPro is still monitoring, but will be more active starting in April or May

Greenbelt:

  • Skunks have been a major issue in the last few weeks. We’ve gotten quotes from multiple companies and went with RedBeard Wildlife. The quote was signed, and we requested that HOA services pay the invoice via ACH. This should be accomplished by now. We have 5 service calls that we can use. Each one is 1 trap for 20 consecutive days and unlimited skunk removal from that trap. We can use all at once if we want, then purchase another 5 service calls. I would propose getting all 5 traps set for the next 20 days as soon as we can, then evaluate from there.
  • The chipper was purchased, along with a pole saw. All equipment is in the pool shed now that it’s been organized. The owner’s manual, purchase information and any other relevant information has been uploaded to the Google Drive for ease of access and to make any future maintenance easier to accomplish.
  • Patrick will be meeting with students from OU on Friday the 20th to discuss the scope of work for their Big Event this April.
    • One project will be cleaning up trash along the brook in the center of the neighborhood from Lansbrook Lane to Chatham Ct or Saintsbury Ct
    • The second project will be to paint over the graffiti on the white retaining wall on the opposite bank of the creek near the large foot bridge and the pool.
    • The third and final task will be to remove the last of the mud from the basement of the pool house and finish filling in the hole behind the wooden retaining wall on the path behind the pool house.
  • There has been renewed interest in a Spring Cleanup, one possible date has been suggested for Marth 28th ahead of the Lansbrook Easter Egg hunt.

Tennis Court Project:

Patrick has put together a list of contractors with cost alternatives for the board to review and vote on. Since quorum was not met at this meeting, a discussion and vote will occur on GroupMe between board members, by the end of February to select our contractors and get the project under contract. (A vote was held on February 27th, and the contract for construction of the new tennis courts was awarded to ACS Playground Adventures. A Contract was later signed for the approved amount of $142,678.00)

Financials:

See the documents that were sent to the board for reference. The bank account is at $224,481.50. Total dues owed $100,042.02. We have plenty in the bank for the tennis court project at this point (estimated at $165,000).

Legal:

There was 1 property that we initiated foreclosure on in January. They owe the IRS, State & County taxes as well as the HOA, so it’s unlikely that we will see any of the back dues from this property. Hopefully once this process is completed, we will be able to get a new homeowner in that will pay dues.

No updates on the AirBnB case. I will communicate with the board once we receive any updates.

Social:

We need to determine the date of the Easter Egg hunt. Easter is on Sunday, April 5th this year. We have typically done the Easter Egg Hunt a week before – this would be on Saturday, March 28th. We set up 4 zones in upper park. Zero to 3 years, 4 to 6 years, 7 to 10, and 11 & up. There are many easter eggs in the pool shed that can be filled. We have asked for volunteers to donate any extras as well.

Once the date & specifics have been determined, we need to advertise this on Facebook. I’d like to also get some basic yard signs that we can put near the entrances a week or two in advance. We could also send an email to the neighborhood.
